Country Living Close to San Antonio

La Vernia, Texas located in Wilson County is  a quick commute to Fort Sam Houston and Randolph Brooks AFB and any other San Antonio location.  From the city center to downtown San Antonio is about a 30 minute commute and you can reach any location in San Antonio in an hour or less.  We call it country living close to the city as majority of the homes are on at least 1 acre of land and have a quick drive to anywhere. With that country feeling, nice housing and easy commute La Vernia has seen enormous growth over the past 15 years. It has gone from a small town to a bustling community.  Being located close to the Eagleford Shale area has not hurt.

While the city itself only has a bit more than 1,000 people the outlying subdivisions have contributed thousands to its growth and the size of the schools. Those subdivision developments range from about 1 acre to 2 acres for each home-site.  A few will have somewhat larger lots. There are also areas which lean toward manufactured homes, maybe with some site built homes. This area’s growth has been fueled by the 20 minute drive to the Fort Sam Houston area.  There is a large owners that are either military or retired military. La Vernia has long been a small town with  a long history with farming and ranching.  In the past almost all of Wilson county was farm land which has slowly changed as peoples’ lives have changed.  While it keeps its small town charm and friendly feeling the majority of the people commute to San Antonio or Seguin for their jobs.

There are several chain eating establishments as well as local ones that provide good food. The lunch crowd likes Buffalo Joes for that sandwich that rivals deli sandwiches. The Den is an operation with a great presence.  Their menu is varied and has lots of choices for all.  Outside there are games for the kids and an outdoor stage with entertainment scheduled.

Of course Witte’s local BBQ restaurant which has been there for years. And there are several Mexican food restaurants in town because you cannot be in South Texas and not have a Mexican restaurant. There is even Chinese which is good.  And there is some of the standard fast food drive thrus if you are in a hurry.

All the school buildings are new, modern and up to date as the school district is growing. You should know that as we are in Texas and sports are a big deal at all schools.  All the Wilson County schools have good ratings and a community feel.

The La Vernia Bluebonnet Fest is in the spring and enjoyed by all with a parade and other activities. The much-anticipated annual Bluebonnet Fest takes place in the La Vernia City Park. The event is sponsored by the La Vernia Lions Club.

Friday’s festivities will begin at 6 p.m. with a carnival and a variety of arts and crafts vendors and festival food booths. A dance and live music in the pavilion will end the night from 7-11 p.m.

The festival fun will resume on Saturday at 9 a.m. with the carnival and festival booths. The newly crowned Miss La Vernia and her court will lead a parade at 10 a.m. from the high school onto F.M. 775, then U.S. 87, and ending at San Antonio Road. Enjoy the decorated floats from local and surrounding area businesses, youth organizations, and clubs.

Don’t forget to take the kids to the various activities planned in the City Park and take in the live auction, and maybe even a Wild West Show. Dance under the stars as bands  perform live in the pavilion from 7-11 p.m.

Now to the real estate in La Vernia, TX.   It is not seeing any type of downturn in this area. The La Vernia homes are selling at approximately the same prices as 2022. The sales are a bit slower in late 2023 but the prices have not decreased at this point.

While there a couple of subdivisions with smaller lots the majority of the houses in La Vernia sit on at least an acre and have that country feel.   Most of the subdivisions are deed restricted and are fairly uniform in build and layout which can mean something as simple as the home has to be at least 1700 sf up to the house has to be at least 2400 sf with at least 75% masonry build and the garages cannot face the street meaning they will be a side entry garage. Set backs are fairly deep giving one the feeling of spaciousness compared to city living.  So anyone living in La Vernia has that country feel while living in a subdivision and being close to the big city of San Antonio.
