This may sound a bit over the top, but it is always good advice.

Don’t chat with anyone (and that includes family) other than your agent about your house. +
Keep a tight lid on why you are selling and what price you want or willing to accept.
The world is small and one never knows who knows who or what they might be discussing. The grapevine is alive and active especially in a small community.
That accidental word can spread quickly and affect your offers, sales price or even terms.

And it can also be like the old game of telephone. The end recipient may actually get wrong information to repeat.
