Location, Location, Location: Finding Your Ideal Neighborhood as a Homebuyer in  Floresville

Buying a home is a big decision; choosing the right neighborhood is just as important as finding the perfect house. The neighborhood you choose will be your community for years to come, so it’s important to take the time to research and find the fit that is right for you. Not only do you want to feel at home, you want one that fits your everyday lifestyle and budget. Fortunately, as a homebuyer in Floresville, you have many options to choose from.

Wilson County is home to several towns. Floresville is the largest and the county seat while La Vernia is a popular area. Poth is a small town as is Stockdale. Adkins is partly in Wilson County with most of it in Bexar County. The Adkins area in Wilson county has both the Floresville and La Vernia ISD. All the towns in Wilson county are small enough to only have one zip code. There are over 150 subdivisions in Wilson county. The ones in the cities are older but the rural subdivisions date back to the 1970s with many being established in the 2000s and continuing to be built. In this blog, I will discuss a few things you should look for when choosing your ideal neighborhood.

Step 1: Determine Your Priorities

Before you start your search, it’s important to determine what’s most important to you. Are you looking for a quiet neighborhood with a large lots or larger lot? Are you wanting golf course living? City size lot? How will living in different neighborhoods impact your commute? Once you have determined your priorities, you can begin to narrow down your search to more specific areas. I can help with that as I grew up here and am familiar with the whole county. That helps when almost all your family lives here or you have sold in all the areas.

Step 2: Research Neighborhoods

Once you have determined your priorities and wants, it’s time to start researching the different neighborhoods in Floresville. Start by talking to friends, family, and colleagues who might live in this area and ask for their recommendations of the places they like best. Talking to a LOCAL Realtor will give you the best overview of the area. Most local agents who have experience in the area have looked at a wide variety of homes and is familiar with many of the subdivisions. Because there are so many probably none of the agents have looked at all subdivisions. But the local ones know either the subdivisions or the local area and can guide you to the area that most closely meets your priorities. An agent from the bigger cities normally may have been in some of the areas but don’t know the whole county and the differences in the areas. 150 subdivisions is hard for someone who doesn’t live here to know. And I make it my habit to get copies of the subdivisions deed restrictions I show in so have an extensive list of deed restrictions for those or I can get them quickly through my contacts. Then you can make a narrowed list of neighborhoods that meet your priorities and begin the process of investigating further. It is not uncommon for buyers to start in one town here and then buy in another or even in a different price range. Most buyers shop more than one town in our county.

Step 3: Visit Neighborhoods in Your Chosen Area

The best way to get a feel for a neighborhood is to visit it in person. Take a drive around the neighborhood during different times of the day to see what it’s like. Visit local shops and restaurants to get a sense of the community. You may also want to attend any local events or festivals that might be happening to get a better sense of the town or subdivision.

Step 4: Research Crime Rates for Your Chosen Area

Safety is a top priority for most homebuyers, so it’s important to check the crime rates in each neighborhood you are considering. You can check crime rates online using websites like Neighborhood Scout or Crime Reports. You can also reach out to the local police department to ask about crime rates in specific neighborhoods.

Step 5: Check Out the Local School Districts

If you have children or plan to have children in the future, it’s important to check the school districts in each neighborhood you are considering. You can check school district ratings online using websites like Great Schools or Niche. You can also contact the local school district to ask questions or schedule a visit to a school. Even if you don’t have kids, a strong school district is indicative of the quality of life in the area and once you are in the market to sell, it can help your resale value.

Step 6: Consider Commute Times

If you work outside of the home, it’s important to consider commute times when choosing a neighborhood. Make sure to factor in traffic patterns or routes. You can use websites like Google Maps or Waze to estimate commute times from each area you are considering. But don’t stop there. If you can, make the drive yourself during your regular commute times so that you can get a real understanding of what the drive will entail.

Step 7: Check Property Values

Property values can vary greatly from neighborhood to neighborhood, so it’s important to check the average home values in each neighborhood you are considering in Floresville. Texas is a non-disclosure state so you cannot use websites like Zillow or Redfin to get an idea of property values in Texas. While these websites can offer a general idea of current sales prices they do not have the data to analyze sales data so a LOCAL real estate agent will be able to provide you with more accurate data as well as evaluate the differences between subdivisions. Keep in mind that property values can change over time, so it’s important to do your research and consider the long-term value of any potential investment.

Step 8: Look for Amenities

Finally, it’s important to consider the amenities available in each of the neighborhoods you are considering. What is nearby? Are there grocery stores, pharmacies, or other essential businesses within a reasonable distance? Does the neighborhood have a strong sense of community and offer opportunities for socialization and engagement? These factors are often overlooked, yet they will play a huge part in your day-to-day life.
